A bond is home loan finance over a plot, dwelling or building loan. The loan is approved over a minimum of 10 years up to 30 years at a linked rate to prime. You may apply for a fixed rate option as well but needs to be arranged with the bank after registration of your bond.
The banks will require you to prove affordability to qualify for a home loan. They qualify you on 30% of your gross salary and availability of net funds to cover the instalment of the home loan. Your credit risk is also taken into account, so your credit risk profile needs to be favourable.

We normally receive an approval from the banks between 3 to 5 days but can take up to 14 working days to ensure that you have received the best deal from all the banks.
The process only takes longer if we have submitted to more than 2 banks and have to await feedback to compare the rates.
Some banks can assist you but only with proof that you have settled and paid the debt in full. Other banks want you to apply to have the debt removed from the credit buro first,

Your interest rate is determined by each bank’s credit score card and % loan applied for. We negotiate the best rate at the banks. All banks offer a better rate if you have a larger deposit.
In other words a 80-90% loan to purchase price will be offered a better rate than a 100% loan.
